Our Job in providing full Service property management includes:
- Analysis of the market area to determine a fair asking value for rents.
- Prepare the property for occupancy. Experts in rehab and remodel.
- Advertise and show the property to prospective tenants.
- Fully screen applicants for credit and residential references.
- Prepare and execute leases, addendums and notices prepared by the California Association of Realtors and the California Apartment Association.
- Collect rents and deposit in our Real Estate Brokers Trust Account.
- Answer telephone calls 24 hours a day for tenant emergencies.
- Maintain the property using well established licensed contractors.
- Issue checks for payment of all bills, taxes, mortgage payments, HOA dues and any other costs as authorized by the owner.
- Disburse any realized gains along with detailed income/expense reports by the middle of each month.
- Produce 1099's along with end of year statements ready for your accountant.
